Project Summary

The project site was the former Franconia Paper Mill on the banks of the Middle Branch Pemigewassett River. The site is currently in the NHDES and US EPA Brownsfield program. InnSeason Resorts selected Hoyle, Tanner to provide civil and structural design services for the new RiverWalk Resort located at Loon Mountain. The proposed condominium-style resort was constructed in three phases totaling 300,000 square feet. This resort now features 170 units with a full-service spa, fitness center, restaurant, game room, heated all-seasons pool and a one-of-a-kind skating rink.

The Phase 1 structural engineering services included preparation of the construction plans. Specifications for this fast-track project required extensive coordination with the owner, contractor, architect, and civil and MEP engineers, as well as geotechnical investigations. The new six-story structure consists of elevated composite concrete slabs over a steel frame that is supported on a reinforced concrete foundation. The structural design accommodated the tight limits placed on the height of the living space within the building. There are two steel-framed cupolas that extend the building to a height of nearly 140′ above grade.

The project was designed to meet Type IB construction, which included spray-fire resistive materials applied to the steel framing and non-combustible cold formed steel roof trusses and curtain walls. The lateral force resisting system is comprised of structural steel moment frames and structural steel braced frames.
