Project Summary

To engineer the first phase of a master plan for an 11-acre parcel, Two International Group, LLC enlisted Hoyle, Tanner. They recruited us to design a 36,000 square foot mixed-use medical office building and its surrounding site that will achieve LEED Platinum certification when completed. In order to achieve such certification, Hoyle, Tanner paid special attention to storm water design by including an underground infiltration system with two grass-lined swales for storm water treatment. We also focused on maximizing open space, reducing impervious services, promoting alternate modes of transportation, restoring natural habitats, reducing light pollution, and creating a self-sustaining landscape. The streetscape along New Hampshire Avenue in Portsmouth will be improved by the building’s construction, as well, gaining new sidewalks, drainage, rolling landscape berms, and an abundance of additional trees and shrubs.
